The following plan will be put into affect for marketing your property: 1. Digital photographs will be taken of the property. 2. Advise on any changes that might be made on the property to improve marketability. 3. Contact outside vendors for repair proposals and submit them to you for your approval. 4. Maintain contact with all outside vendors, submitting a weekly update to you regarding the progress of repairs. 5. Input your property information and photographs into the Multiple Listing Service. 6. Deliver a copy of the multiple listing information for your approval or changes. 7. Provide your property maximum exposure with a “Virtual Tour” on the Internet. 8. Create additional exposure through a professional sign and secure lock box. 9. Submit your property photos, virtual tour and enhanced information regarding the property to numerous Internet sights-refer to the Internet Facts and Figures. 10. Produce a high quality flyer for placement on your signpost. 11. Send 100 postcards to surrounding homes in your area announcing the property for sale. 12. Hold an open house when possible and if desired by you. 13. Pre-qualify all prospective buyers, when possible. 14. Follow up with all of the salespeople who have shown your home for their response. 15. Provide timely information regarding the feedback received by salespeople and their buyers. 16. Represent you upon the presentation of all contracts by cooperating brokers and assist you with negotiating the best possible price and terms. 17. Handle all details and keep you informed. After the contract has been agreed upon, I will keep you up-to-date on all mortgage, title, escrow, inspections and other closing procedures-see Your Realtor’s Job. 18. Submit a weekly report to the attorney representing your case. 19. Follow-up after the close of escrow to be sure you received all documentation and your proceeds check. |
